From a lot owner in Wonder Lake who doesn’t want to bbe forced to pay over $900 to $1,800 more in fees every year:

Management of Wonder Lake’s HOA proposes increase of almost 2000% in dues

The Wonder Lake Master Propery Owner’s Association (MPOA) has proposed a Strategic Reserve Fund (also called the Restricted Strategic Reserve Fund) as part of their annual budget.

It was presented to the Directors of the Subdivisions at the September 9th Director’s meeting.

It will be voted on at the MPOA Annual Convention on October 14th.

The individual owner will have to pay $927.58 annually based on 5,500 lots.  FYI, most homes are built on more than one lot.  In addition, the regular annual dues which are the primary and largest income source of the MPOA are increasing to $53.  (The owners also pay dues to their individual subdivisions.)

With less than a month for the homeowners to examine the proposal, the MPOA has released a Handbook on their website (see below).

the Priority Items are these:

MPOA 2027 Board Review Handbook, p. 17.

MPOA 2027 Board Review Handbook, p. 18.

The average homeowner is generally not present at the MPOA’s monthly meetings – Just the Directors and Delegates elected by the Subdivisions at their Annual Meetings are present.

Very little is listed on the minutes online, and September’s minutes are not posted.

Unless their elected subdivision’s boards decide to inform the owners, the owners are out of the loop.

The owners themselves for the most part were informed of the contents of the proposal by posts in the Facebook Wonder Lake Neighbors page, first by individuals and the the MPOA itself.

They are having meetings to inform the public.  The Saturday meeting overfilled the MPOA office.

Wednesday’s meeting will be at Harrison School at 6:30 p.m. in Wonder Lake.
